Those who are more into grading, feel free to do so but I wouldn't call this "near mint" personally. Considering the foxing I see and shelf wear, I'd personally classify this as "excellent" which is a step down from "near mint".
I know that sounds like semantics but IMHO, it when things get the "mint" moniker somewhere in the description that prices can start to explode. Granted, this is a nice copy and would do better than one with any crushing or whatever, but it's far from perfect and the imperfections are quite visible from standard, arms-length distance.
Now, I do find it interesting that everything about this show that this is an American version, however, that German insert is interesting. I can only guess that this game was sold as a US game, but with that one insert added to the box? Care to summarize what it's about?
US released titles tend to be the ones worth the most for any game, however, if this is 100% the same as the US game but includes a rather rare insert included for German speaking regions, that insert could add a few bucks. Maybe $20-50, but I'd have no idea, that's just a guess.
